All Room Rates Include:
   Full Breakfast served in our Grand Room daily between 8 and 9 am (Dietary restrictions can be accommodated upon request).
   Free Wireless Internet.
   Free use of Canoes & Kayaks
   All rooms are climatically controlled with air conditioning and heat.
   Convenience centers, with microwave and refrigerator are available. 
   Access to Dock, Lakefront Gazebo and Stunning Waterfront grounds.

*Sweet Alyssum and Hollyhock Share a Large Bath in the hall
**Foxglove has a Private Bath but it is in the hall.

All rates are subject to 7% Maine Lodging tax.

Discounts are available for stays of longer than three nights ~ date restrictions may apply.

Group Discounts on rooms are available nightly during "Quiet Season” and most Sunday thru Thursday nights in our "Maine Season”. We can also arrange for catering for groups in our Grand Dining Room, and have a meeting room.

All Rates are based on double occupancy. Third person in room, where permissible, $20 per person per night includes a rollaway bed.

Rollaway Bed: $20 per night.

Check-In is between 3:00 pm - 7:00 pm, unless other arrangements have been made
Check-Out is 11:00 am.

Two-night minimum stay during Holidays and Special Event Weekends (Weddings, Parent - Camp weekends, School Graduations, etc.).

Reservations are guaranteed and acknowledged upon receipt of payment equal to one night's stay or half the total reservation, whichever is greater. Deposit if paying by check must be received within seven days. All room reservations require a deposit by Visa, Master Card, Discover, American Express or Personal Check. Payment of the balance for entire stay will be due upon check-in.

Standard Cancellation Policy
Due to our small size, cancellations affect us greatly. All cancellations are subject to a $25 per room fee. Guests are responsible for the full reservation as booked.

Deposits will be refunded provided the cancellation is received 14 days prior to the scheduled date of arrival (less the onetime $25 fee).

If a last-minute cancellation (less than 14 days prior to arrival) is necessary, the deposit is non-refundable and the guest is responsible for the balance of the reservation. Refunds will not be issued for late arrivals or early departures.

Group, Holiday, Special Events and Camp Weekends Cancellation Policy
Groups with 3 or more rooms reserved will be required to provide 30 days notice of cancellation for a full refund (less the $25 fee per room); if less than 30 days is provided, the same terms and conditions as stated above will apply. For groups interested in reserving the entire Inn or more than 3 rooms, please inquire about terms and conditions as they may vary.

We maintain a smoke-free environment and reserve the right to impose a $175 cleaning fee for smoking in our rooms.
